PAT Testing

PAT Testing (Portable appliance testing) is the process of periodically testing your electrical appliances. It helps to ensure they are effectively maintained and safe for use within the appropriate environment, according to the manufacturers specification. It is a statutory requirement and many insurance companies require the insured to comply with all current regulations.

Legionella Risk Assessments

Landlords in the private renting sector have a duty of care under the Health & Safety at Work Act and Control of Substances Hazardous to Health (COSHH) Regulations to ensure that the risk posed from legionella is formally recorded in a legionella risk assessment and measures to control any identified risk are duly carried out.

Accordingly, the Responsible Person should ensure that the property’s water supply, storage and distribution services comply with the best practice guidance given in the HSC’s Approved Code of Practice & Guidance ‘Legionnaires’ disease – The control of legionella bacteria in water systems’ (also known as ACoP L8) and HSG 274 ‘Legionnaires’ disease – Technical Guidance’.

Legionella is a bacterium that can colonise domestic water systems such as hot and cold water systems. The bacteria require certain conditions in order to multiply therefore it is critical to ensure that your water system meets certain criteria in order to minimise favourable conditions. Some examples of problems within a water system which could potentially support the proliferation of legionella bacteria are excess storage capacity, temperature distribution problems, low water usage and inappropriate materials. Issues like this will therefore be assessed as part of the legionella risk assessment.

The legionella risk assessments carried out by Rentolease will include:

  • Establish how the property gets its hot and cold water supply;
  • Water temperature measurements will be taken to assess the performance of the hot and cold water system within the property;
  • A full schematic diagram of the water system will be provided;
  • Photographs will be taken of key water system features;
  • Specific details of any remedial work required will be included in the report
  • A site specific control programme in line with the requirements of HSG 274, Part 2 will be included; and
    The legionella risk assessment report will be issued as an electronic pdf document
